Things are moving along at our fixer-upper. Last month we wrapped up the demo and started framing. This month has largely been devoted to HVAC, plumbing, and electrical, which has been tedious and not all that satisfying. There are so many decisions that have to be made each day (everything from finishes to how high off the floor should this sconce sit and where should extra outlets go to accommodate lamps). Ryne and I have been burning the midnight oil making decisions and trying to order everything we need as soon as possible to avoid further delays. Our number one goal is to be in the house before the kids start school.
Projected move-in date: June 15th. We didn’t realize we needed a bathtub in Conrad’s bathroom for our first inspection. Apparently, the inspector will fill the bathtub as part of the inspection. That won’t arrive for another ten days, which pushes back our inspection and therefore the timeline.
Progress this month(ish): The upstairs laundry room is up! This was the biggest floorplan change we made. We added about 115 sqft to the house by closing off the two-story entry. It was an engineering feat. This month, we ordered all of the plumbing valves, which have to be in the walls BEFORE drywall. Our crew wrapped up most of the HVAC, plumbing, and electrical. The covered patio/concrete slab on the back of the house was demoed! We hired Yardzen to design our landscaping and we hope to have the landscape changes completed before we move in. We also bought a dozen paint samples and tested them out.
Up next: We are finalizing the window, door, and fireplace quotes. Those should all be ordered by early next month. Our 4-way inspection is right around the corner. Once we pass that, we can move on to drywall!
Major setback of the month: Our appliances that were supposed to arrive in May will now not be here until November (at the earliest!).

General feelings about the project: It’s been so exciting to see things change this month! It’s also been scary to see the house in this state. It is a FREAKING MESS! It is hard to imagine getting it back to a livable state. But I saw a reel on Instagram recently from someone else who had been through a major renovation. The whole point of the reel was to reassure other people going through a renovation that it. will. end. The renovation will end. The dust will settle. Your family will be able to settle in again. So I am holding onto that hope that we will (eventually) be settled again.
